The Future Condominium Building

Located on 32nd Street at 3rd Avenue, the Future Condominium is a luxury full-service building. It is 35 stories with 165 apartments, including penthouse units with vaulted ceilings. It has a landscaped entry plaza, fitness center with sauna and steam room, kids' play room, bike storage, illuminated roof deck, and parking garage. The main ground floor space is occupied by a Trader Joe's retail store.

The contemporary design features include a landscaped plaza, entrance awning with skylight, and curvilinear, multi-level lobby. The varying apartment plans have open layouts with predominantly floor-to-ceiling windows and canted balconies. The top floor apartments feature 18'+ vaulted ceilings. These translate to roof forms that are the signature elements at the top of the building.

Drew Kepley was project architect and manager for this project while working with Paul Rudolph, Architect in New York, NY, Architect of Record. The Donald Zucker Company was the developer and Costas Kondylis & Partners LLP was associate architect.
